What we take
Most of what's in a home can go on the trailer. If it's not hazardous material, there's a good chance we can take it.

Setting aside belongings to keep
On a cleanout, the single most important step is separating what stays from what goes. Once something is on the trailer, it's gone — so this happens before we arrive, not during.
Set aside anything you're keeping in one clearly marked room, closet or corner, away from the items being removed. If family members might want something, give them a deadline to claim it before the haul is scheduled. Photos sent in a group message save a lot more family friction than a rushed decision on the day.
If any of it has real value — tools, instruments, antiques, collections — it's worth a conversation with an appraiser before anything is hauled. We're happy to hold a pickup while you sort that out.
How an estate cleanout works
Clearing a family home is rarely just about the stuff. Here's the order of operations that keeps it manageable — we've walked a lot of families through it.
Start with the paperwork, not the closets
Before anything leaves the house, find the will, the deed, and any paperwork about the estate. Important documents turn up in the strangest places — locked drawers, taped under furniture, tucked inside books. Set those aside first so nothing irreplaceable ends up in the haul.
Sort into three piles, not ten
Keep, donate, and haul. Three categories is enough to start, and it keeps the process moving. Decide on the obvious things first — the everyday dishes and tired furniture — and save the sentimental items for a separate pass when you have more time and energy.
Work one room at a time
It's tempting to flit between rooms, but finishing one space completely gives you a visible win and somewhere calm to stand. Start with the easiest room — often a bathroom or spare bedroom — and build momentum from there.
Ask family before the haul day
Once it's on the trailer, it's gone. If siblings, cousins, or grandchildren might want something, give them a deadline before you schedule the pickup. A group message with photos saves more family friction than almost anything else in this process.
Book the haul once the keep pile is out
There's no need to empty everything before calling. We price by the load — so once the keeps are removed, we can look at what's left and confirm the load size. The number of loads and time required depend on the amount of material and access. We review the job and confirm pricing before work starts.

Make sure we can reach the items — open gates, move vehicles, and unlock doors or outbuildings we'll need to get into.

Put anything you're keeping in one separate, clearly marked area well away from the items being removed.

Stairs, tight doorways, long carries, or an elevator — let us know when you book so we can plan the job and quote it accurately.
Cleanout pricing
Larger residential property cleanouts are priced at 10% above our standard load pricing. Standard load pricing covers labor, travel, disposal fees and cleanup — so you're paying for the space your items fill in the trailer, plus the cleanout premium.
